Joining and switching

How do I join a real estate team in Houston?

Book a confidential 30-minute chat with Broker Alan R. Hernandez, sit in on a Tuesday BET training session to see the team in action, then sign one page. Most agents joining the White Picket Realty team in Houston are fully onboarded — Lofty AI CRM, IDX website, and training access live — within a few days. There is no contract and no exit penalty, so joining our real estate team carries no long-term risk.

How do I join a real estate brokerage in Houston?

To join a real estate brokerage in Houston you need an active Texas real estate license (or one in progress), then you choose a sponsoring broker and file a TREC sponsorship transfer. At White Picket Realty the process is: book a confidential 30-minute chat, sit in on a Tuesday BET training session at 5295 Hollister Rd. Suite 200, Houston, TX 77040, and sign one page. Most agents joining our Houston real estate brokerage are fully onboarded — Lofty AI CRM, IDX website, and training access live — within a few business days. Joining is a $600 sign-up fee ($250 down, $350 at your first closing), with no contract and no exit penalty.

How do I switch real estate brokerages in Houston?

Switching brokerages in Texas is a TREC license transfer, not a restart. You notify your current sponsoring broker, WPR files the transfer, and your license moves to White Picket Realty — usually within a few business days. Your clients, database, and sphere stay yours. Agents have switched to our Houston real estate brokerage from Keller Williams, Compass, eXp, JPAR, Fathom, and RE/MAX, and joining WPR is a $600 sign-up fee: $250 down and $350 at your first closing.

How hard is it to switch to WPR from another brokerage?

Easier than most agents expect. There are no exit penalties, most agents are fully set up within a few days, and your CRM, IDX website, and training access are live on day one. WPR has helped agents move from Compass, JPAR, eXp, Fathom, Keller Williams, RE/MAX, and other national brands.

Can I keep my current clients when I switch?

Absolutely. Your relationships, your database, your sphere — they’re yours. Switching brokerages does not affect your client relationships. Most agents are surprised how smooth the transition is. We’ll walk you through the exact process on the call.

What happens on Day One when I join?

Day One you get full access to WPR OS (Lofty) — AI CRM pre-configured with Houston market campaigns, your IDX website live, Dotloop for transactions, and BrokerSumo for back office. You’re plugging into a running system, not building from scratch. First BET training is available immediately.

What’s the first step if I’m interested?

Book a confidential 30-minute coffee chat below. No pressure, no pitch — just a real conversation about where you are and whether WPR is a fit. Most agents walk away with clarity regardless of what they decide.

Commission, fees and cap

Which Houston real estate brokerage has the best commission split?

Instead of a recurring commission split, White Picket Realty uses a $6,500 annual cap — after you cap, you keep 100% of every commission for the rest of the year. You pay $100/month, a $600 sign-up fee when you join and a $300 yearly E&O renewal after your first year (the $250 transaction fee per closing is paid by your client, not you), and the broker adds $250 to your marketing fund after every buyer-side closing. Compared with typical Houston commission splits of 70/30 to 80/20 with a $16,000–$30,000 cap, a producing agent keeps materially more of their GCI at WPR.

What is the commission split at White Picket Realty?

White Picket Realty uses a cap instead of a traditional recurring commission split. Agents cap at $6,500 per year, then keep 100% of every commission for the rest of the year. There are no hidden charges: the one per-deal fee is a $250 transaction fee your client pays at closing. Compared with a 70/30 or 80/20 split at a national brokerage, most Houston agents keep meaningfully more of their GCI at WPR.

What is the monthly fee and what does it cover?

The monthly fee is $100/month with a $6,500 annual cap (limited time). Joining is a $600 sign-up fee ($250 down, $350 at your first closing, including your first year of E&O), then E&O renews at $300 a year. After you hit the cap, you keep 100% of every commission for the rest of the year. Included: WPR OS AI CRM, IDX website, Dotloop, BrokerSumo, all 6 campaign template types, and BET weekly training. Other fees: a $600 sign-up fee that covers your first year of E&O, then a $300 E&O renewal each year. No exit penalties — ever. The one per-deal fee is a $250 transaction fee your client pays at closing.

Are there per-transaction fees at WPR?

One: a $250 transaction fee per closed deal, paid by your client at closing, not taken from your commission. Otherwise it is $100 per month, a $6,500 annual cap, a $600 sign-up fee when you join (it includes your first year of E&O) and a $300 E&O renewal each year after. The broker also contributes $250 to your marketing fund after every buyer-side closing, so close five deals and your annual fees are effectively covered.

I’m a high producer. Will I be slowed down by the cap?

The opposite. At $6,500 annual cap, most high producers hit it within their first few closings. After that, 100% commission for the rest of the year. Top producers at WPR keep $30,000–$75,000+ more per year than at comparable split-based brokerages — plus $250/closing in marketing contributions stacking up.

How does the broker marketing contribution work?

After every buyer-side closing, WPR contributes $250 to your marketing fund. Close 20 deals? That’s $5,000 the broker puts toward your marketing — ads, campaigns, content, whatever moves your business. This compounds the more you produce and is unlike anything offered by other Houston brokerages.

Is there a long-term contract or exit penalty?

No contract. No exit penalty. Ever. You stay because the system works, not because you’re locked in. If you ever decide to leave, you walk away with no clawbacks or fees. Compare that to some brokerages that charge up to $72,000 in exit clawbacks.

Is this a salaried position or commission-based?

Real estate agents at White Picket Realty are 100% commission — there is no base salary. Producing WPR agents typically earn between $60,000 and $150,000 per year in commission, depending on transaction volume. Because WPR caps at $6,500 annually instead of taking a recurring split, you keep 100% of every commission after you cap.

Your AI team and tools

What is an AI brokerage?

An AI brokerage gives its agents AI staff that do real work for them, not just software to learn. At White Picket Realty, every agent gets a named AI team from day one: a transaction coordinator, a graphic designer, lead follow-up, seller-lead follow-up, social media and a web page builder, with real people behind them.

What does the WPR AI team do for agents?

Trishai coordinates your transactions from contract to close. Marai makes your Just Listed, Pending and Sold graphics. Rachel calls, texts and emails your leads. Homeowner Agent follows up on seller leads. Social Agent keeps your social calendar full. Paige builds web pages for your listings and your business.

Is the AI team mine from day one?

Yes. Your AI team is switched on the day you join, alongside WPR OS (Lofty AI CRM), your IDX website, Dotloop and BrokerSumo. Every AI staff member says it is AI and hands you to a real person at WPR whenever you want one.

What CRM technology is included at WPR?

Every agent gets Lofty AI CRM (WPR OS) with AI lead follow-up and lead scoring, plus an IDX website, Dotloop, and BrokerSumo — included and fully configured from day one. There is nothing extra to buy and nothing to set up yourself.

What leads do WPR agents get access to?

WPR agents get access to a database of 50,000+ Houston-area leads, including terminated listings, divorce, expired listings, and foreclosure records. Agents who complete training also receive “ready to close” leads that are already pre-approved. On top of that, the broker contributes $250 to your marketing fund after every buyer-side closing so you can keep building your own pipeline.

What support and resources do WPR agents get?

From day one: Lofty AI CRM (WPR OS) with AI lead follow-up and lead scoring, an IDX website, Dotloop, and BrokerSumo — all configured for you. Plus your AI team, 52 live BET training sessions per year and direct access to Broker Alan R. Hernandez. Support is local and in person, not a help desk ticket.

Is WPR right for me?

I’m a newer agent. Is WPR the right fit?

Yes — BET was built to accelerate newer agents. You get weekly live training covering lead gen, scripts, contracts, niche strategies, and mindset — 52 sessions per year. The WPR OS system means no guesswork on tech or marketing. Many of our fastest-growing agents joined with fewer than 5 transactions.

Why do agents join White Picket Realty instead of a national brokerage?

Agents cite three reasons: a broker who trains them personally every week, a cap-based model with no exit penalties, and a broker-funded marketing system that puts $250 back into the agent’s marketing fund after every buyer-side closing. WPR is also the peer-voted Houston Battle of the Brokers champion in 2024 and 2025.

How is WPR different from eXp, JPAR, or Fathom?

The biggest difference is local presence and personal support. eXp is virtual, JPAR is franchise-based, Fathom offers minimal support. WPR is Houston-based with 52 live weekly training sessions per year. You also get an AI team from day one and a $250 broker marketing contribution after every buyer-side closing. We’ve won the Houston Battle of the Brokers two years in a row (2024 and 2025).

What’s the catch? Why is this better than what I have now?

There’s no catch. The model works because when you succeed, WPR succeeds. Alan built this brokerage to be agent-centric, not shareholder-centric: the broker funds your marketing, your training is led by the broker personally, and your CRM is ready on day one. Come to a Tuesday training and decide for yourself.

What areas of Houston does White Picket Realty serve?

WPR is a Houston real estate brokerage serving the entire Greater Houston market — Houston, Katy, Cypress, Sugar Land, The Woodlands, Spring, Tomball, Humble, Pearland, Richmond, and Missouri City. Our office is at 5295 Hollister Rd. Suite 200, Houston, TX 77040, and you can reach us at (832) 532-9229.

Do I have to come to the office? Is there remote support?

BET Training is held in person every Tuesday at our Houston office (5295 Hollister Rd. Suite 200) and is the heartbeat of the brokerage — it’s where the community happens. That said, WPR agents work all across the Houston area, and the AI CRM and systems work from anywhere. Attendance at training is strongly encouraged — it’s where deals and relationships happen.
