The Role

Licensed Real Estate Agent

As a WPR agent, you represent buyers and sellers in residential real estate transactions throughout the Houston metro area — backed by a broker who invests in your business, not just collects fees from it. You'll work your own database and sphere while plugging into a proven system for lead generation, follow-up, training, and marketing.

This is a 1099 independent-contractor role. You keep your clients, your schedule, and your independence — with the systems and coaching of a top independent brokerage behind you.

Are these real estate agent jobs or 1099 roles?

Real estate agent jobs in Texas are independent-contractor (1099) positions, and WPR is no exception — you are in business for yourself, sponsored by a licensed broker. There is no hourly wage or base salary. What you get instead is uncapped earning potential ($50K–$250K/yr range for WPR agents depending on production), your own schedule, and ownership of your clients and database.

What does a sponsoring broker do, and who is mine?

Texas requires every active salesperson license to be held by a sponsoring broker. At WPR your sponsoring broker is Alan R. Hernandez, who personally leads the weekly BET training rather than delegating it. Choosing a sponsoring broker is the single biggest decision a new agent makes — it determines your training, your technology, and how much of each commission you keep.

What is the commission split for this role?

WPR does not use a traditional recurring commission split. You pay $100/month and cap at $6,500 per year, then keep 100% of every commission for the rest of the year. There are no per-transaction fees, and the broker adds $250 to your marketing fund after each closing.

I already have my license — how do I transfer it?

You notify your current sponsoring broker, WPR files the TREC transfer, and your license moves to White Picket Realty — typically within a few business days. Your clients, database, and sphere stay yours. There is no onboarding fee, no exit penalty from WPR, and agents have moved here from Keller Williams, Compass, eXp, JPAR, Fathom, and RE/MAX.

Do you hire agents with no experience?

Yes. New and newly licensed agents are welcome, and many top WPR producers started with zero closings. The 52 live BET sessions each year exist precisely so a newer agent has a weekly place to learn lead generation, scripts, contracts, and negotiation from a working broker.

WPR hires across Greater Houston, including Katy, Cypress, Sugar Land, The Woodlands, Spring, Tomball, Humble, Pearland, Richmond, and Missouri City. The office is at 5295 Hollister Rd, Suite 200, Houston TX 77040, and Tuesday training is held in person there.
